MPB
MPB signed a 10-year lease for 20,000 square feet at 147 41st Street in the 16-building warehouse complex on Brooklyn’s waterfront, Crain’s New York Business first reported. Asking rents in the development range from $15 to $40 per square foot. The United Kingdom-based MPB previously had its U.S. headquarters at 45 East 20th Street in the Flatiron District and has already moved into its new Brooklyn digs, a spokeswoman for Industry City said.
“The content economy is booming in NYC, and Industry City has proven itself as the new home for media and production,” Kathe Chase, the director of leasing at Industry City, said in a statement. “With the addition of MPB, we have services that accommodate all levels of creators from freelance photographers to established production houses.”
Jeff Fein handled the deal in-house for the landlord while Capital Real Estate Advisors’ Chris Salizzoni represented MPB. Salizzoni did not immediately respond to a request for comment. The 6-million-square-foot Industry City is owned by Jamestown, Belvedere Capital, Cammeby’s International, FBE Limited and Angelo, Gordon & Co. Other tenants in the development include video equipment rental company Ver Technologies, animation studio Buck and audio-visual store AbelCine.

Ashanty Chocolate
Ashanty Chocolate, with a production and distribution facility in Long Island City, has signed a five-year lease to open its first retail shop in a 400-square-foot ground-floor space, formerly a shoe store, in this Upper East Side seven-story elevator building. The shop, which has a two-month rent concession to renovate the space, is owned by Constantine Abanda, who grew up in Cameroon, and uses natural ingredients from an upstate farm. Its lineup of chocolates wrapped in kente cloth includes dark chocolate with wild blueberries and milk chocolate with coconut shreds.

Manhattan Medical Spa
Manhattan Medical Spa, run by Dr. Artur Ivchenko, a general surgeon, has signed a seven-year lease for the 2,000-square-foot fourth floor of this five-story elevator building in the Gramercy Park area. It is the first location for the practice, which will offer noninvasive aesthetic medical procedures and is to open in February.

Coda Bar Kitchen & Stage
Restaurant opening in early 2020, signed a 15-year lease for a 2,500-square-foot space in Hell’s Kitchen, with a five-year option. This four-story, mixed-use building was built in 1900 and has six residential units, all of which are occupied.

Polosud, a Gelato Shop
Giacomo d’Alessandro has signed a nine-year, three-month lease to open Polosud, a gelato and Italian pastry shop, in a 445-square-foot, one-story storefront that adjoins a six-story corner walk-up in NoLIta. The shop, to open around May 15, is to offer about 24 gelato flavors with ingredients from Italy, including pistachios from Bronte, a little town in Sicily, and hazelnuts from the Piedmont region. The tenant (whose specialty is cannoli) received three months rent-free for the build-out, which is to include new electrical wiring, high ceilings and French doors. He Zhen Snap Button previously shared the space with an alternative art gallery.

Blue Dog Cafe
A two-year lease, with an option for an eight-year extension, for a 2,500-square-foot ground floor space in this five-story commercial building, built around 1900 in Gramercy Park. The space, to be the cafe’s fifth Manhattan location, is fully vented and has a full kitchen, two walk-in refrigerators and a bus stop right outside. Blue Dog received two months rent-free for its build-out, and no key money was required. The former tenant was a Pure & Fresh fast-food restaurant.

A digital video publisher has signed a three-year lease, with yearly rent increases of three percent, for 3,300 square feet on the 11th floor of this 12-story 1925 Midtown South building. The space includes a conference room, a private office and a pantry. The video publisher is also a digital film distributor and the owner of four over-the-top channels — Yuyu, Midnight Pulp, AsianCrush and Cocoro, which are available on multiple platforms and devices without having to go through services like Comcast, Spectrum or Netflix.

A new holistic center, to offer acupuncture and Chinese herbal therapy by Vickie Lee and Cherrie Laygo, has taken a 10-year lease, with 3 percent annual rent increases, for a 2,800-square-foot space on the entire eighth floor of this 11-story NoMad office building, dating from 1915. The space is being renovated, and the center is to open in June.

Xiang Xiang Noodle
A chain of Chinese noodle restaurants, based in Beijing, has signed a 10-year lease for a 2,500-square-foot ground-floor space in this 10-story building in the Gramercy Park area. The noodle shop, featuring Shanxi knife-cut noodles, lamb round noodles, buckwheat noodles, Henan stewed noodles and Beijing soybean paste noodles, is to open both here and in Flushing, Queens, in November. Organique, an organic soup and sandwich shop, formerly occupied the Manhattan space.

Three Sisters Yoga
Three Sisters Yoga, a Yoga Alliance-registered school that offers 200-hour and 300-hour yoga teacher certification programs, as well as continuing-education workshops and classes, signed a three-year lease for an 800-square-foot space on the 15th floor of this 23-story building in the garment district. The yoga school, which opened Friday and was previously at 135 West 29th Street, is owned by Jen Whinnen, and Kate English is the assistant director. Angeletto
Two friends, who worked together for a decade at Peacock Alley, a bar at the former Waldorf Astoria, have signed a 10-year lease for Angeletto, a new Italian restaurant, to open in June in a 3,500-square-foot ground floor space with a 1,500-square-foot lower level in this 21-story Midtown East apartment building. The restaurant received a four-month rent concession for renovations, which will include new ceilings, floors, lighting, kitchen equipment and an upgraded bar. Chazz Palminteri Italian Restaurant, the former tenant, moved to the theater district last summer.
